Building An Extension – The Process
Pre-Construction and Groundwork
Once your plans are approved, the real work begins. The first major step is preparing the site. This includes ground clearance and excavation for the foundations. Depending on the soil type and ground conditions, we’ll then lay a solid foundation, which could be a concrete slab, trench fill, or piles. Once the foundation is set, we’ll install any necessary drainage and utility connections for water, gas, and electricity. This is also the time when the building inspector will conduct their first visit to check the foundations before we proceed.
The Shell and Structure
With a solid base in place, we’ll start building the main structure. This is often the most exciting part, as you’ll see the extension take shape. First, the external walls are built, usually with bricks or blockwork, and a damp-proof course is installed. Then, the roof structure is erected, followed by the installation of the roof tiles or slates. This makes the building watertight, allowing us to start the interior work regardless of the weather. We’ll also fit the external doors and windows at this stage.
First Fix
This phase involves all the behind-the-scenes work. Our teams of electricians, plumbers, and joiners will install all the wiring, pipework, and structural elements that will be hidden inside the walls and ceilings. This includes things like:
- Electrical wiring for sockets, switches, and lights.
- Pipework for radiators and any new bathrooms or kitchens.
- Internal stud walls to partition off new rooms.
- Ventilation systems and chimney flues.
The building inspector will likely return to check this work before it’s covered up.
Insulation and Plastering
Once the first fix is complete, we’ll add insulation to the walls, floors, and ceilings to ensure the extension is energy-efficient and comfortable. Then, the walls and ceilings will be boarded with plasterboard and plastered to create a smooth surface ready for decorating.
Final Touches and Sign-Off
The last stage is all about making the extension look perfect. This includes painting and decorating, both inside and out. Once everything is done, the building inspector will make a final visit to issue a completion certificate, officially signing off on the project.
